<p class='s-lead'>Closing a house for the winter takes most owners about five minutes: shutters down, alarm on, taxi to the airport. In Mallorca that habit is expensive. Between October and March a villa on this coast faces salt-laden air, rain that arrives in short violent bursts, wind that finds every loose tile — and the quiet threat nobody photographs, which is four months of still, humid air behind closed shutters. The houses that come through winter untouched are rarely the lucky ones. They are the ones that were closed properly.</p>
<h2>An empty house in winter is not a house at rest</h2>
<p>A villa in use is constantly being monitored without anyone thinking of it as monitoring. Someone notices that a tap runs slowly, that a door sticks, that there is a faint smell in the guest bathroom. Those are early warnings, and in an occupied house they get acted on within a day.</p>
<p>Close the house and those warnings still happen — they simply happen to nobody. A slow leak under a sink has weeks to work on a wall. A blocked terrace drain has one storm to turn a terrace into a shallow pool. Condensation behind a wardrobe on a north wall has an entire winter.
